𝗛𝗢𝗠𝗘 𝗪𝗔𝗥𝗥𝗔𝗡𝗧𝗬 𝗜𝗡𝗦𝗨𝗥𝗔𝗡𝗖𝗘: Starting 01 July 2026

- Mandatory insurance to protect the consumer for domestic building projects up to 3 storeys high, and valued at more than $20,000 per project.

- The BPC is the sole provider of the insurance policy and cover

- $400,000 max cover policy — up $100,000 on the previous DBI

- 30% max cover of contract price for incomplete work — up from 20% on the previous DBI

- Up to $5,000 site security allowance — compared to donuts under the previous DBI

- Up to $12,000 relocation and accommodation allowance — compared to donuts under the previous DBI

Previously, warranty insurance only kicked in if the builder was dead, missing, bankrupt, or had failed to comply with a court order.

.............Now it's a case of 𝗕𝗨𝗜𝗟𝗗𝗘𝗥 𝗕𝗘𝗪𝗔𝗥𝗘.

The home warranty insurance policy can now be triggered even while a builder is still trading — but it's highly likely that if that happens, the builder will have their licence suspended or cancelled. More to come on this!

If you're a builder, especially in Victoria, there is a LOT going on right now. In fact, I can't think of another industry being hit by so many factors at once: legislative change, AI, skills and labor shortages, and supply chain roadblocks.

My advice is to get on top of your QA and QC.
